So, if you are thinking of getting one of those slots for yourself, you need to act now and sign up for the drawing of lots.
Part of the reason why Laguna Bel-Air is already sold out is due to its prime location. The community is located just minutes away from the Nuvali Eco-city, which is a huge business and commercial land development project. The other part that drove people to buy lots en masse is the features and amenities provided by Empire East Land, the subdivision’s developer. Empire East is known as one of the most prestigious real estate developers in the country, and almost all of their subdivisions feature world-class, resort-like amenities. These are the reasons why lots of people are always waiting on the wings for Empire East to open up any of the lots in Laguna Bel-Air for resale.
The Laguna Bel-Air community has been open for quite some time now, which is why you will not see any brand new lots and houses for sale. Even in the newest fourth phase of the project, there are no available brand new house and lot units left, which is a testament to the popularity of the place and the advantages of living in such a prime location in the south.
That said, when lots do open up for resale, they will be in an as-is-where-is condition, meaning there could be houses of different stages of construction already on it, or the lot could be completely bare. If you were to chance upon a lot that comes with a complete house then you should consider yourself lucky. The prebuilt houses provided by Empire East during the opening of the community are all quite beautiful, and really sturdy.
How can you join the draw lots for the property resale? You cannot just walk into the Laguna Bel-Air administration office and tell them that you would like to buy one of the pre-owned lots available. You have to register for the lottery, which is done at a regular basis, and if your entry is the lucky one drawn then you can get a pick of the available ones for sale.
There are originally four house models that were up for sale during the opening of Laguna Bel-Air: the Audrey, which is a two-bedroom bungalow; the Chloe, a three-bedroom, two-bathroom, 2-story house; the Daphne, a three-bedroom, three-bathroom, 2-story house; and the Reallezza, which is a huge four-bedroom, two-bathroom, 2-story house with provisions for a two-car garage.
The houses in the Laguna Bel-Air have a traditional Western design aesthetic complete with the shingle roofing. When you go into the community, it will feel really different from the other gated communities that you have been to. There is something about the designs of the houses that make you feel really cozy inside.
Do take note again that not all of these house models might come up for sale, so even if you happen to win at the lot drawing, you need to settle for what is up for sale at the time. This means that if you are looking to buying one of the Realezza house models, if there are not any of them for sale, then you should settle for the others, like the Audrey and then just make the necessary renovations on your own.
Although it might seem off-putting that you do not have free rein on your choice of houses, the great thing about the homes that go for re-sale in Laguna Bel-Air is that they are much more affordable as compared to when you were to buy them brand new and at full price. This means that you will actually be saving a lot of money, which you will have more than enough money left over even if you had to make some slight renovations on the property.
